Upton and Hopkinton compared

These two towns share a border and almost nothing procedural. Compared side by side they differ in county, in registry of deeds, in school district and district structure, in how water and sewer are supplied, in rail access and in the zoning arithmetic that governs a lot. Every one of those differences changes how a transaction runs.

This page states them and stops there. It does not name a winner, it does not suggest that either town suits a particular kind of person, and it does not rank them. You hold the weights. What follows is two columns of fact for you to apply them to.

Hold your own requirements constant first

A comparison is only meaningful against a fixed specification. Before you read the columns, write down the things that will not move: your financing ceiling, the rooms and usable square footage you need, the lot conditions you can live with, whether you will accept a private well or septic system, and the trips that have to work every weekday. Then read each row as a question about your own list rather than a point scored by a town.

County and registry: the difference that shows up on day one

Upton is in Worcester County and its deeds are recorded at the Worcester District Registry of Deeds at 90 Front Street in Worcester. Hopkinton is in Middlesex County and its deeds are recorded at the Middlesex South Registry District at 208 Cambridge Street in Cambridge. Hopkinton borders Worcester County on three sides, which is exactly why people get this wrong, and a title search run in the wrong registry finds nothing and proves nothing.

The county line does more than move a filing cabinet. Conforming loan limits are set per county by the Federal Housing Finance Agency, and for 2026 the one-unit limit is $832,750 in Worcester County and $962,550 in Middlesex County. Worcester County sits at the national baseline; Middlesex is one of the counties adjusted above it. A loan amount that is conforming on a Hopkinton purchase can be a non-conforming loan on an Upton purchase of the same size, which changes the underwriting path, the documentation and often the rate — without changing anything about the house. Check the current year's FHFA county list before you assume, and take the worked numbers to a lender rather than to a calculator. The mechanics are in how a purchase here gets financed.

School district: two different structures, stated as structure

Upton does not have its own district. It belongs to the Mendon-Upton Regional School District with Mendon: Upton students attend Memorial School and Mendon students Henry P. Clough through grade 4, then both towns share Miscoe Hill (5–8) and Nipmuc Regional High School (9–12). Because it is a regional district, its budget arrives in Upton as a regional assessment agreed between two towns rather than as a line the town sets alone.

Hopkinton Public Schools is a single-town district organized in grade bands: Marathon Elementary (pre-K–1), Elmwood Elementary (2–3), Hopkins Elementary (4–5), Hopkinton Middle School (6–8) and Hopkinton High School (9–12). A student changes buildings more often than in a district with parallel elementary schools running through grade 4. That is a logistics fact about the structure, not a judgment about it.

The vocational route differs too. Upton is a member town of the Blackstone Valley Regional Vocational Technical School District, whose high school stands at 65 Pleasant Street in Upton itself. Hopkinton is a sending community to Keefe Regional Vocational Technical School in Framingham. In either case, confirm current enrollment policy and placement with the district office, and pull performance data yourself from the Massachusetts DESE profiles rather than from a third-party score.

Water, sewer and what each does to your due diligence

Both towns run municipal water and both have sewer that reaches part of the town rather than all of it, but the arrangements are not the same. Upton operates its own water and sewer division and its own small wastewater treatment facility on Maple Avenue. Hopkinton operates its own water system, has been pursuing a connection to the MWRA supply, treats most of its sewered flow at the Fruit Street facility it built itself, and sends one designated area to Westborough's regional plant under a capped intermunicipal agreement.

What follows is the same in both towns: a great deal of property is on a private well, a private septic system, or both. That means a Title 5 inspection at transfer where there is septic, and separate yield and water-quality testing where there is a well, since a standard home inspection covers neither. What a Title 5 inspection actually covers is the longer version.

Where the two towns genuinely diverge is that Hopkinton writes utility service into its zoning. In the Residence A district the minimum lot area is 15,000 square feet with town water and 22,500 square feet without it — the same parcel is buildable or not depending on a water connection. Upton's dimensional table works the other way, setting a minimum by district, with its Agricultural Residential district — the largest district in town — at 80,000 square feet. Read the actual bylaw table for the actual district the lot sits in; neither summary substitutes for it.

Rail and road

Neither town has a commuter rail station. Hopkinton's nearest are Southborough and Ashland, both on the Framingham/Worcester Line and both in fare Zone 6. Upton's options are Grafton (Zone 8) and Westborough (Zone 7) on the same line, or Forge Park/495 in Franklin, the outer terminus of the Franklin branch. The zones are not the same, so the monthly fare is not the same.

On road, Hopkinton is crossed by Interstate 495 and meets the Massachusetts Turnpike at an interchange on its line with Westborough. No interstate crosses Upton at all; Route 140 through Upton Center is the road most trips start on. Hopkinton is a member community of the MetroWest Regional Transit Authority; Upton belongs to no regional transit authority. Before any of that becomes a reason, test the trips from the actual address at the actual hour.

What this page deliberately does not compare

There is no price row in the table, and that is a decision rather than an omission. Town-level value indices for these two towns differ substantially, and quoting that gap would invite you to read it as a discount on the same house, which it is not — their housing stocks, lot sizes, utility positions and ages differ, so the index compares different things. The honest comparison is between two specific properties, priced from closed sales within a mile of each and checked against each assessor's record.

Finishing the comparison on two actual houses

Pick one candidate property in each town and run the same list against both: a search in the correct registry, the assessor field card, the building department permit file, the conservation commission file, water and sewer status in writing, Title 5 date and result, well records, and the zoning district with its dimensional table. Record what you found, the date you found it, and what you could not find. The unknowns are usually the comparison.
