Tim Harvey
This page names no numbers. Not a count of years in the business, not a count of transactions, not a review total, not a ranking. That is unusual for an agent page and it needs saying at the top, because the absence is the point: the earlier version of this site gave four different answers to how long Tim had been doing this, on four different pages, and the fix was to stop asserting what nobody had checked. What is left is the part that can be substantiated, plus an honest account of how he works and what a client actually gets.

Licensing in Massachusetts is a public record. The Board of Registration of Real Estate Brokers and Salespersons, part of the state Division of Occupational Licensure, maintains the register, and you can and should confirm the status of any agent you are considering — Tim included — before you sign anything with them. The same applies to the brokerage: an agent's licence sits under a broker, and it is worth knowing which one.

Other biographies of Tim circulating online describe a prior military career. It is not restated here as fact, because this site has not checked it against a primary record. It sits on the open list described in the note on how this site is researched and corrected until it is verified or dropped — which is the same treatment every unchecked claim gets here, including the flattering ones.
How he works with sellers
The seller relationship on this site is built around three things a seller can actually inspect.
A price you can audit. A listing price should arrive with the comparables that produced it, by address, so you can pull each one yourself at the assessor and the registry and decide whether you agree. An opinion of value that cannot survive that is an opinion about what you want to hear. Preparation decided before the photographs. Which repairs are worth doing and which are money spent to make a house look like a different house; what the septic system is permitted for and what that means for how the property can be described; whether finished space has a permit behind it, because a buyer's appraiser and a buyer's attorney will both ask. These are found before a listing goes live or they are found by a buyer's inspector at the worst possible moment.
Negotiation treated as a sequence, not an event. The offer is the start. Inspection response, appraisal, the commitment date and the walkthrough each carry their own leverage and their own ways to lose a deal, and a seller is entitled to know in advance which ones are real risks on their particular house. How he works with buyers
There is no property search on this website, and that is a deliberate choice rather than a missing feature. The listings are on every portal already. What is harder to get is someone who will tell you what is wrong with the house you have fallen for.
In practice that means reading a listing for what it does not say; checking permit history at the building department rather than trusting a square-footage field; understanding what a private well and a septic system commit you to before rather than after the offer; knowing which inspections to add to a general one in this housing stock, and what waiving an inspection actually exposes you to. It also means being straight about the ceiling: what a parcel's constraints mean for what you could ever build or add on it. Where he works, and where he does not
Six towns: Upton, Mendon, Northbridge, Grafton, Westborough and Hopkinton. They are not interchangeable — Hopkinton is in Middlesex County and records its deeds at Middlesex South in Cambridge while the rest are Worcester County, the towns differ on municipal water and sewer versus wells and septic, and the housing stock eras differ enough to change what an inspection ought to look for. There are no branch offices behind that list. It is one agent, working the towns he can physically get to, which is the honest version of a service area.
What this page does not claim
No years in the business, because the site previously gave several and none was sourced. No transaction count, no sales volume, no list of closings, because no verified record of them has been supplied for publication. No review count or star rating. No claim to be the top agent in any town, in any year. Press releases exist that make some of those claims; they are paid distribution carrying self-supplied copy, and repeating them here would launder them into something they are not.
Nor does this page promise a response time, an availability window, or access to properties that are not on the market. Those become promises the moment they are published, and none of them has been committed to.
Who wrote this, and how to correct it
This page was drafted against public records and Tim's own published biography, and the claims on it that could not be verified were removed rather than softened. If something here is wrong — a licence detail, a brokerage, a town, a description of what he does — the route to fix it is the contact page, and what happens to a correction once it arrives is described in the research note. The most useful thing you can send is the sentence as written plus the source that contradicts it.
